How a project starts, and
how it stays precise.
We build certainty into every project from the very first conversation. Every conceivable input is considered before a project is priced, so design proceeds with complete clarity on exactly what the finished home will cost to build.
From feasibility to handover.
Concept costing
Before anything is designed, we cost the concept to establish real feasibility, so every decision that follows is grounded in an accurate, considered picture of the build.
Design development
Design proceeds with complete clarity on cost at every stage, so the home being drawn is exactly the home that gets built, without surprises later.
Firm costing & programme
Once the design is set, we establish firm costs and a construction programme, giving the client a clear budget and timeline before ground is broken.
Construction
The full contractor and consultant team deliver, with a dedicated site presence holding daily quality and pace, and Team Austin managing budget, programme, and every professional involved.
Handover
A single, coordinated handover. Our commitment to a client's home does not end at the contractual finish line.
Questions we hear before
a project begins.
Getting started
We consider as much as possible of the conceivable inputs a project will need before we price it. Very often we will cost a concept design first, purely to establish feasibility, before design development proceeds with complete clarity on cost at every stage.
We take on substantial new builds and full-scale renovations, not small-scale maintenance work. Project scale and budget are discussed directly and confidentially with each client.
We are built for substantial new builds and full-scale renovations, managed end to end. Simple home maintenance enquiries are not a fit for our team, and we would rather say so upfront.
Our primary focus is the Atlantic Seaboard and Southern Suburbs of Cape Town. We are occasionally able to consider projects further afield across greater Cape Town, including the Winelands and Northern Suburbs, by direct discussion.
We manage up to four projects at a time by design. New enquiries are currently held on a waitlist, get in touch and we will confirm timing for your project.
Design & approvals
Both. We're glad to work alongside an architect you've already engaged, or recommend professionals we have a track record with. Either way, we coordinate closely with the design team from concept costing through to construction, so design and build stay aligned.
Yes. We coordinate the professional team responsible for plans and approvals as part of the overall project management, so this is one less thing for you to manage directly.
Life during construction
As much or as little as you would like. Your dedicated site foreman and your project manager remain your point of contact throughout, so you are kept informed at every key stage without needing to manage the details yourself.
A dedicated site presence is maintained for the life of your project, with the full contractor and consultant team overseen by your project manager throughout.
We work around your household's security requirements and access protocols, and agree these directly with you before work begins.
It depends on the scope and sequencing of the work. We talk this through with you at the outset, so you know exactly what to expect before construction begins.
You have a single point of contact throughout, rather than a rotating cast of subcontracted managers, so updates come directly and consistently rather than through a chain of people.
We lead and coordinate every trade and contractor directly. Where specialist trades or suppliers are required, we work with people we have built a track record with over many projects.
Changes, delays & surprises
Changes can usually be accommodated. We give you clear costing and timeline implications before proceeding, so a change to the plan never becomes a surprise to your budget or programme.
We flag any risk to programme as early as possible and work through it directly with you, rather than letting it surface only near the end of a project.
On complex or older sites, this can happen. We flag it, cost it, and agree the way forward with you before proceeding, rather than absorbing it silently into the programme.
Cost, scope & finishes
Payment is structured per project and set out clearly in your contract before construction begins, typically staged against progress. We walk you through the specifics for your project once scope and cost are confirmed.
Timelines vary considerably with scope and site, from a focused renovation to a multi-level home on a demanding slope. We give you a realistic programme once concept costing and design development are complete.
Yes. Interior finishes are coordinated as part of the same project, alongside any interior designer or architect you are working with.
Yes. External spaces, including landscaping and pools, are sequenced as part of the same build programme rather than handled as a separate afterthought.
We are not set up for simple home maintenance work outside of a fully managed project. We are upfront about this from the first conversation rather than taking on work outside our scope.
After handover
Our commitment to a client's home does not end at handover. We remain a point of contact well beyond the contractual finish line.
